Developer plans to build 350 apartments
The Estate Cos. acquired a multifamily development site in Homestead from Baptist Health South Florida.
The South Miami-based developer purchased the 20.8-acre vacant property at the southeast corner of Southwest 312th Street/Campbell Drive and Northeast 30th Avenue for $14 million. It’s just south of Homestead Hospital, which is part of the nonprofit health care system. Baptist Health has owned the property since 2003. This was part of the land Baptist Health acquired before building Homestead Hospital.
In September 2023, Homestead officials approved plans by the Estate Cos. to develop this site with Soleste Midtown, featuring 354 apartments, 43,000 square feet of commercial buildings, and about 1,000 parking spaces. There would be six apartment buildings of five stories each, with units ranging from 676 to 1,311 square feet, plus a 7,000-square-foot clubhouse, a pool and a playground.
The Estate Cos. would build the apartments while Midtown Group would develop and own the commercial space. The developers said construction should begin in summer 2024.
The Estate Cos. Principal Jeffrey Ardizon noted this property is a short distance from the hospital, Publix, Starbucks, Walgreens, and Chick-fil-A.
“Homestead does not have a true luxury mixed-use project of this magnitude,” Ardizon stated. “It is extremely rare to find a suburban site let alone 20 acres with the walkability, accessibility, visibility, and connectivity that this project will have. Most communities down south are sitting isolated, surrounded by single-family homes and/or more limited land.”
Miami-based Modis Architects designed the project.
The Estate Cos. is one of the most prolific apartment developers in South Florida, with more than 4,000 units and 153,000 square feet of commercial space in its pipeline throughout the region.
