Estate Investments Group would build Soleste NoMi Beach at 16395 Biscayne Blvd.
A North Miami Beach multifamily development site is under contract and the developer filed a an amended proposal for a new design.
Miami-based Estate Investments Group, led by Robert Suris and Jeffrey Ardizon, has built many apartment complexes in South Florida under the Soleste brand, which is known for having high-end amenities. This project from EIG would be called Soleste NoMi Beach.
The city’s Planning and Zoning Board will consider an amended site plan for the 1.78-acre property at 16395 Biscayne Blvd. during its Aug. 10 meeting. Ardizon confirmed EIG has the property under contract from Biscayne Cove LLC.
The site currently has a 8,249-square-foot commercial building, which would be demolished. It’s on the south side of the Royal Glades Canal and just west of the Harbor condominiums.
In 2015, Biscayne Cove secured approval to build a 32-story tower with 480 multifamily units on the property. At the time, it was planned as a condo called Riverwalk. However, construction didn’t get started.
Under the new plans, the tower would rise 23 stories and have 367 units, 2,708 square feet of restaurant space and 655 parking spaces. Designed by Form Group, Soleste NoMi Beach would have a waterfront promenade and a pool deck.
In the application, attorney Ethan B. Wasserman said the developer aims to “create a project that is more in line with current market demands and the community’s needs.”
The 2015 approval of Riverwalk also included the site directly south of this at 16375 Biscayne Blvd. Now owned by Biscayne Park Development LLC, it was approved for a 20-story tower with 250 multifamily units and an 18-story hotel with 177 rooms. It has yet to break ground.
