Miami board green lights changes to Missoni Baia, Flagami apartments


Vlad Doronin’s Missoni Baia luxury condo tower is getting a few tweaks.

Miami’s Urban Development Review Board unanimously approved design changes for the 56-story tower planned for 700 Northeast 26th Terrace last week.

Doronin’s company, an affiliate of OKO Group, is increasing the number of units from 146 to 249, as well as the number of parking spaces by 76 to 399. The building’s floor plate would go from about 771,000 square feet to 838,000 square feet and the height would go up another five feet.

The changes are due to “shifting market conditions and an increase in demand for smaller units,” the application letter states.

In October, Doronin’s OKO Group broke ground on the Edgewater condo tower, which has amenities such as a flow-through deck with cabanas, five swimming pools, an elevated tennis court, fitness center and spa.

In Miami’s Flagami neighborhood, a 99-unit apartment building by Estate Investment Group score approval for design changes requested by the board in January. The development, Soleste Park View, is on Southwest Eighth Street and Southwest 57th Avenue, adjacent to Prado Park in Coral Gables.

Attorney Melissa Tapanes and architect Omar Morales told board members that the project was revised to have extended balconies on the building’s southern facade, deep balconies fronting Prado Park, floor-to-ceiling windows on every other level, added arch treatments to the podium on the east and west facades, and added coral capstone in the lobby.

In addition, the developer doubled the square footage of live-work units on the ground floor that Estate Investment Group plans to lease to private consultants in the architectural and graphic design industry.
